Bond
A bond of 4 weeks rent + 1 week rent to be paid in advance + letting fee must be paid before lease commencement date. The bond is lodged with Tenancy Services (Government) and is held as security against any unpaid rent or damage to the property. Shortly after lodgement, you will receive written confirmation from Tenancy Services that they have received your bond and will provide you with a Rental Bond Registration Number.
Your bond will be refunded to you after you have vacated the property provided that your rent is up to date and there are no monies owing for cleaning or repairs to the property.
Please note, the bond required may increase where there is a rent increase.

Rental Payments
It is your legal responsibility to pay your rent, to the landlord in advance, AT ALL TIMES. Rent must be paid by the method of automatic payment. There are NO excuses for not paying rent. If you fall into arrears, you will be issued with a 14 day letter, quickly followed by a Tenancy Tribunal Hearing, and possibly Termination of the Tenancy. Note that any decisions made by the Tenancy Tribunal are a matter of public record and therefore are available for all future landlords, employers, creditors etc to see on your record for seven years. The owner’s insurance cover on the property does not extend to cover your belongings or liability. We strongly suggest that you take out comprehensive contents insurance to cover your personal belongings against fire, theft, earthquakes, flood and other perils, and also to cover liability for damage caused to the property (intentional or accidental). Remember too – you are responsible for all people you invite onto the property while you are living at the property, which means you are responsible for any damage they may cause to the property. |
Inspections
A property condition report is used to determine the condition of the property at the commencement of your tenancy. It also ensures that you are not held responsible for damage at the expiry of your tenancy which may have been there prior to your occupation. You are required to make comment and additional notes, sign and return the document to our office. The document will be filed with your Tenancy Agreement and used as evidence of the property condition at the commencement of the tenancy. Routine Inspections will be made at regular intervals. The primary role of these inspections is to advise the owner of the condition and care of their property and what, if any, maintenance is required. This is an opportunity for you to point out any maintenance required at the property. Photos may be taken by the Property Manager during the inspection. Please read on...
