Conducting a Final Property Inspection
The final inspection will take place once the tenant’s moved all their belongings out and finished cleaning the property (inside and outside). We will conduct a final inspection on your last day at the property. Ideally one of the tenants will be present to hear or discuss if additional cleaning needs to be done.
We also need to make arrangements to receive all keys, security passes, and garage-door openers on the last day of the tenancy. Failure to return these items may result in you being charged rent until these items are returned. In order to receive a speedy bond refund, please ensure the property is left in a clean and tidy state and rent is paid.
Please note: We cannot complete a bond refund/final Inspection until vacant possession has been established and rent will be payable until all keys are returned. The bond will only be returned once it has been established that all rent is paid as required, the property has been returned in its original condition as per the entry condition report (excluding fair wear and tear).
Bond Refund
When it comes to the end of a tenancy, you can expect to have the bond returned to you in full, if you fulfil your end of tenancy obligations and return things on time. To help, here is a Checklist of things you need to do.
Note: We are not legally required to contact you, if you do not fulfil the end of tenancy obligations, to give you an opportunity to go back to do them. If these things are not done on the final inspection, we will arrange for them to be done, and the costs will be deducted from your Bond.

Move-out Checklist
- Arrange final inspection. Make sure the house is in a clean and tidy state ready for inspection. Refer to Cleaning Guide.
- Return ALL keys, door openers, and security cards and leave them at the property by noon on the Due Date
- Complete and sign Bond Refund Form and leave it at the property
- Arrange for a final electricity meter reading with your electricity supplier so that you are not charged for extra electricity
- Have the landline telephone and internet disconnected
- Provide the landlord with your forwarding address & new phone numbers
- STOP your automatic payments
- Contact NZ Post to arrange for a re-direction of mail
